Investor Cash Flow Loans are designed specifically for experienced real estate investors who aim to purchase or refinance investment properties based on the rental income generated by the property. This loan program, also known as Debt Service Coverage Ratio (DSCR) loans, is tailored to accommodate the unique financial situations of investors, allowing them to leverage the cash flow from their rental properties to secure financing.

  • Interest-Only Options: 30-year and 40-year fixed-rate loans with an initial interest-only period of 10 years.

  • Prepayment Penalty Options: Choose between no prepayment penalty or a one- to three-year prepayment penalty, depending on the investor's needs.

  1. High Loan Amounts and Competitive LTV Ratios:

  • Loan amounts up to $2,000,000 with varying LTV/CLTV ratios depending on the credit score and property type.

  • Maximum LTV/CLTV ratios can range from 55% to 80%, providing investors with substantial financing options.

  • 1-4 unit residential properties.

  • Warrantable and non-warrantable condos, leasehold estates, and PUDs.

  • Both experienced investors and first-time investors are eligible, with specific requirements for each group. First-time investors must have a minimum credit score of 700 and a maximum LTV of 75%.

How to Apply for an Investor Cash Flow Loan

To apply for an Investor Cash Flow Loan, investors should prepare the following documentation:

  • Schedule of all real estate owned, indicating financed and free-and-clear properties.

  • Mortgage/lien ratings for each financed property.

  • Business Purpose Loan Certification signed by the borrower(s).

  • Occupancy Certification signed by the borrower(s).

Additionally, for properties intended as short-term rentals, an AirDNA Property Earning Potential report and a Single-Family Comparable Rent Schedule will be required to determine the rental income.
